SUITE USAGE

All Creative Collab bookings are subject to the policies outlined below.

  1. All bookings require full payment at the time of scheduling.
  2. Cancellations within 48 hours are non-refundable. Same-day bookings are non-refundable.
  3. A valid card on file is required for all bookings and fees.
  4. Towels are provided by Utopia; all used towels must be placed in the break room laundry bin after your booking.
  5. You are responsible for all capes (cosmetology) and treatment linens (esthetics).
  6. No personal items may be left in the suite unless approved for storage.
  7. Storage is limited, approval-only, and requires weekly minimum bookings.
  8. All items must be removed immediately after your final booking if storage requirements are not met.
  9. Using or tampering with another renter’s storage may result in permanent removal.
  10. You agree to follow Utopia’s cleaning checklist and sanitation standards. Failure to clean may result in fees or removal from the program.
  11. You may arrive up to 30 minutes before and stay up to 30 minutes after your scheduled block for setup and cleanup. Additional time will be charged.
  12. Keys must be returned immediately after your session; failure to do so results in a $50 fine.
  13. Utopia may discontinue or modify the Creative Collab program at any time.
  14. Participation in this program does not create tenancy or lease rights.

CLEANING POLICY & CHECKLIST

To maintain a clean, safe, and professional environment for all providers and clients, all renters are required to follow the cleaning procedures below. By booking the suite, you acknowledge and agree to these policies.

GENERAL EXPECTATIONS

  • The suite must be left in the same condition it was found—or better—at the end of your booking.
  • Please be respectful of shared spaces, equipment, and other providers using the suite before or after you.

REQUIRED CLEANING TASKS

Before You Leave the Suite:

  • Wipe down all surfaces including counters, chairs, trays, sink area, and any equipment used.
  • Sanitize high-touch areas (light switches, door handles, chair levers, etc.) using approved disinfectants.
  • Dispose of all trash in designated bins; do not leave food, personal items, or used disposables behind.
  • Sweep or vacuum the floor to remove hair, debris, or product residue.
  • Remove all personal items you brought with you unless pre-approved for storage.

LINENS, TOWELS & LAUNDRY

  • Place all used towels provided by Utopia in the laundry bin located in the break room.
  • Cosmetology renters: You are responsible for bringing, using, and laundering your own capes.
  • Esthetics renters: You are responsible for bringing, using, and laundering your own treatment linens.
  • No towels, linens, or capes should be left in the suite.

PRODUCT & SUPPLY CLEAN-UP

  • Ensure all products are closed properly and stored neatly.
  • Wipe up any product spills or drips immediately.
  • Do not leave any disposables, pads, wax supplies, lash inventory, or makeup supplies behind.

SHARED AREAS

  • Keep shared areas (bathroom, break room, hallway, sink, etc.) tidy and free of personal items.

WASTE & HAZARD DISPOSAL

  • Dispose of all sharps, wax sticks, razors, and other regulated waste in proper containers.
  • No chemical waste, hot wax, or adhesives may be disposed in sinks or common trash cans.

DAMAGE OR EXCESSIVE CLEANING

  • Any damage to equipment, furniture, or fixtures must be reported immediately.
  • Excessive cleaning required after your rental may result in a cleaning fee and/or denial of future bookings.

LEAVING THE SUITE

Before you leave the building, please:

  • Turn off lights and make sure the door is fully closed.
  • Lock the suite door.
  • Return the key to the keybox and scramble the code.
  • Double-check that the box is fully closed.
